Property Condition Assessments
Property Condition Assessments (PCAs) are one of the core services offered by Stateshire. We provide equity level, detailed assessments which are not a commodity product but are actionable and reflect real-life conditions. Assessments are performed by experienced professionals who assist in identifying items of deferred maintenance and future capital expenditures to enable our clients to better understand risk and the associated financial implications.
Deliverables
Our deliverables are also flexible, and we are able to offer bespoke offerings dependent on the desired outcomes and the stage of the project. These range from ASTM E2018 compliant assessments, summary condition reports and cost tables. We also offer staged assessments to minimize upfront expenditures which is especially useful on high risk deals.
The Team
Our assessments team is led by Thomas Hall MRICS who is a Chartered Building Surveyor and member of the Royal Institution of Chartered Surveyors. Additional team members and consultants include architects, engineers and experts in their respective fields such as fire and life safety, accessibility, vertical transportation etc.
Each assessment is staffed depending on the building type and specific needs of each client. This can range from a one day single assessor site visit to multi-day site visits with several subject matter experts.

Our assessment team has undertaken equity level condition assessments of almost all building types throughout the US, in addition to projects in the United Kingdom, the Caribbean and Europe.
