Capital Planning

Our staff have provided building owners with assistance in capital planning of their owned assets. This includes private owners, REITs, local government, the federal government, higher education, private schools and corporate real estate owners.

This process typically begins with a Facility Condition Assessments (FCAs), which involves a top-down review of all building systems to understand the condition of the assets, levels of maintenance and also an clients approach to budgeting and capital expenditures. These assessments may be performed as a standalone exercise, or as part master and space planning exercises alongside our Architect and masterplanning partner firms.

These assessments have historically been quantitative data-driven exercises which results do not reflect real life conditions or costs, resulting in inaccurate forecasts and budgeting. Our focus is to provide cost-effective reporting that is quality driven with the aim of providing an accurate multi-year capital plan.

Deliverables

Flexible Deliverables Various deliverables available including cost tables, summary reports and detailed condition assessment reports.

Portfolio Dashboard In addition to our reports, we also offer portfolio database which are accessed online so that all findings and budget recommendations provided can be viewed interactively online, enabling clients to manipulate data in various ways, which assists during preparation of annual budgets.

Lease End Review - We perform lease end reviews to ensure that departing tenants are meeting the terms of the lease. This service has been utilized by both tenants and building owners to minimize risk.

Tenant Specified Deliverables - While we have our own deliverables we also have experience in many other capitals planning and FCA tools and are able to perform assessments using these systems where requested. We are also able to advise clients on the advantages and disadvantages of the various tools in the market place.
